Pricing & Booking

How much does carpet cleaning cost in Medford, OR?

Most carpet cleaning jobs in Medford run $150–$400. Small single rooms run $85–$150, and larger or heavily soiled whole-home jobs run $350–$500+. The price depends on square footage, room count, carpet condition, and whether pet or smoke treatment is needed. Your exact price is confirmed before work begins.

Do you charge a flat rate or by room?

We price by room count and square footage, not a single flat rate for every home. Standard rooms up to about 200 square feet are priced per room; larger rooms, stairs, heavy staining, and pet or smoke treatment are priced separately when they need extra time and materials. Your total is confirmed before we start.

How far in advance should I book?

Same-week appointments are usually available in Medford, and booking a few days ahead gives the best choice of times. If you have a hard deadline — a move-out date, inspection, or home-sale closing — tell us when you call and we will schedule around it or say honestly if we cannot.

Do you offer same-week carpet cleaning in Medford?

Yes. We offer same-week carpet cleaning across Medford and the Rogue Valley in most weeks, depending on the current schedule. Call (541) 627-7626 to check the next opening — for move-outs and inspections we can often fit cleaning a day or two before your deadline so the carpet dries in time.

Do you require a deposit?

We do not require a deposit for standard residential bookings. Payment is due when the job is complete. Larger commercial or multi-unit turnover work may be booked on different terms, which we confirm in writing before scheduling. Call (541) 627-7626 with questions about your job.

Our Process & Methods

What cleaning method do you use?

We use truck-mounted hot water extraction. Heated water and cleaning solution are applied to the carpet, then extracted with strong suction, pulling suspended soil, stains, and odor residue out of the fibers instead of leaving them behind. It is the most widely used professional carpet-cleaning method and suits most residential carpets. More detail is available on our carpet cleaning process page .

Is your process the same as steam cleaning?

Yes — “steam cleaning” is the common name for hot water extraction, the method we use. Despite the name, no actual steam does the cleaning: heated water and solution loosen soil in the fibers, and powerful extraction removes the water, soil, and residue. The carpet is left damp, not wet, and dries in 4–8 hours.

Do I need to move furniture before you arrive?

We move light furniture as part of standard service, including chairs, small tables, and lightweight pieces we can shift safely. Heavy items — beds, dressers, bookcases, electronics, and fragile pieces — should be moved or protected before we arrive. Tell us what is in the room when you book and we will confirm what we can move.

Is the process safe for pets and children?

Yes. We use residential-safe cleaning solutions selected for the job, and everything applied is extracted back out during cleaning. Keep children and pets off the carpet until it is fully dry — usually 4–8 hours — mainly to stop moisture and loosened soil being tracked back onto the clean fibers.

Pet Odor & Stains

Can you get pet odor completely out of carpet?

In most cases, yes — when treatment reaches the layer the urine reached. Surface stains respond to hot water extraction; odor that has soaked into the pad needs enzyme treatment at pad level. If the subfloor is saturated, we will tell you honestly that pad or subfloor work may be the lasting fix.

Our pet odor removal page explains the process in more detail.

Why does the smell come back a few days after cleaning?

Because the urine reached the carpet backing or pad, not just the surface fibers. Surface cleaning removes what you can see, but residue in the pad re-releases odor whenever humidity rises or the heating runs. That is why recurring odor needs pad-level enzyme treatment instead of another surface pass.

Can every stain be removed?

No — and any company that guarantees every stain is overpromising. Most fresh stains lift well, but dye damage, bleach spots, old set stains, and some red-dye or ink marks can permanently change the fiber itself. We inspect first and tell you which stains should lift, which may lighten, and which are permanent.

Wildfire Smoke Odor

Can carpet cleaning remove wildfire smoke smell?

Yes, in most cases. Hot water extraction removes embedded smoke particulate from carpet fibers, and an odor-neutralizing treatment handles heavier or repeated wildfire exposure, including residue in the padding. Severe, season-after-season contamination is harder, and we will assess the carpet first and tell you what result is realistic before you pay.

See our wildfire smoke odor cleaning page for more information.

Why does smoke odor linger even after the air clears?

Because smoke residue settles into porous materials — carpet fibers, padding, upholstery, and ductwork — and stays there after outdoor air improves. Ventilation only clears the air, not the reservoir in the carpet. Warm rooms and running heating then re-release the trapped odor, which is why the smell seems to come back each fall.

Rentals & Move-Out Cleaning

Do you provide documentation for landlords?

Yes. For rental and move-out jobs we provide a dated invoice and, on request, documentation of the carpet’s condition and the work performed — the records landlords attach to deposit files and turnover paperwork. Ask for documentation when you schedule so it is prepared with your job, not reconstructed afterward.

Can carpet cleaning cost be deducted from a security deposit?

Not automatically. Under ORS 90.300(7)(c)(A)(i)–(iii), a deduction for machine-based carpet cleaning is allowed only if (1) the cleaning used a machine designed for carpets, not a vacuum, (2) the carpet was cleaned or replaced before this tenancy, and (3) the written lease allows the deduction. Ordinary wear alone does not qualify.

For more information, see our Oregon landlord-tenant cleaning law guide .

Do you clean both move-in and move-out units?

Yes. We clean both move-in and move-out carpet units across Medford and the Rogue Valley, scheduled around tenant turnover — out before the inspection, in before your belongings arrive. Same-week scheduling is available in most cases, and we provide a dated receipt or condition documentation for landlords on request.

Drying & Aftercare

How long does carpet take to dry after cleaning?

Most carpets dry in 4–8 hours with good airflow. A single room is cleaned in 20–40 minutes and a full home in 1–3 hours, but drying takes longer for heavy pile or humid conditions — up to about 24 hours. Keep pets and children off the carpet until it is fully dry.

Can I walk on the carpet while it’s drying?

Yes, lightly — clean socks only. Keep outdoor shoes, pets, children, and heavy furniture off the carpet until it is fully dry (usually 4–8 hours), because damp fibers pick up tracked-in soil quickly and furniture can leave marks on wet carpet. Good airflow shortens the wait.

How often should carpet be professionally cleaned?

Most homes should be professionally cleaned about once a year. Homes with pets, children, allergies, or heavy traffic benefit from every six months, and rental turnovers should be cleaned between tenants. Medford’s smoke season adds a case for a fall cleaning after air quality clears for the year.
